COMMON COMMERCIAL ROOF ISSUES

HOLES/PUNCTURES

Holes and punctures to the mem-brane of a roofing system is a common occurrence, especially in high traffic areas such as around HVAC systems, as well as underneath tree coverage where there is a high chance of falling debris. New roofing membrane can be used to patch these areas, ensuring a water tight seal.

UNSEALED SEAMS

Unsealed seams are a common cause of a roofing system failure. Seams can be unsealed due to poor workmanship when the roof was installed and as a result of deterioration brought on by the normal aging process. Open seams can be repaired by heat-weld-ing or patching the area with a new, fully-adhered membrane.

RAISED FASTENERS

If water gets below the roofing mem-brane and soaks into the insulation board, it will cause expansion and contraction, causing your fasteners to raise out of their intended position. These areas should be fully inspected by lifting this section of the roofing system, to determine the extent of the water damage. Once the damaged area has been removed and replaced, new mechanical fasteners can be installed.

WATER PONDING

Ponding water is a common problem on flat roofs. The majority of roof war-ranties do not cover damage caused by ponding water. Therefore this issue should be resolved when first discov-ered in order to avoid costly repairs. Blocked drainage is usually the cause of the ponding. After clearing the drains, a thermal test should be per-formed in order to determine if there was a breach in the membrane that may have caused further damage.

CAULKING

As a roofing system ages, the caulking around penetrations and joints must be inspected from time to time to ensure a water-tight seal. if the caulking is found to be compromised, the old caulk should be removed, and new sealant should be applied to the affected area.
